Abstract
REITs offer investors the benefits of real estate investment along with the ease and advantages of investing in publicly traded stock. REITs are a very mature real estate investment vehicle in the U.S. REITs are at a very nascent stage in India. Indian real estate industry is growing rapidly. A large portion of the industry has become organized, with institutional investors, private equity firms and multi-national companies expanding aggressively. From the journey of U.S. REIT industry, this study aims to study the Indian REIT regulations on the parameters of growth, volume, policy modulation and loopholes (if any) and analyze these details to reach the opportunities and challenges international institutional investors would face when investing in Indian REIT industry. This study also deep dives into the key REIT worthy asset classes and perspective REIT portfolios.
