dc.description.abstract | The necessity of a more efficient and clean mode of transportation, combined with the possibility to increase real estate supply in Bogotá, makes the first subway line a remarkable opportunity to redefine the city's future. In order to do so, it is fundamental to understand the potential market demand in the area. Historically, the market has not been taken into account when defining land use regulations, that is why incorporating market factors would definitely contribute to a more appropriate land use policy. The purpose of the present research is to develop a model to estimate optimal building heights that can help in calculating optimal market densities in the first subway line catchment area. Estimating potential densities would be useful not only to make better land use and regulation policy, but also to find real estate opportunities in the subway corridor. | en_US |
