The Evergrande crisis has exposed vulnerabilities in China's real estate market, prompting a critical reassessment of financing models, investment strategies, and regulatory frameworks. This thesis conducts a comparative analysis of the real estate markets in China and the United States, drawing insights from the Evergrande debacle and the US subprime mortgage crisis. By examining the evolution of financing mechanisms, investment approaches, land-use policies, and socio-economic factors influencing demand and supply, the research offers a holistic understanding of challenges and opportunities. Through synthesizing lessons from crises in both markets, the study provides recommendations for stakeholders, addressing financing strategies, regulatory reforms, risk management practices, and the pursuit of long-term sustainability. The findings contribute to the discourse on sustainable real estate development, offering valuable guidance for informed decision-making and resilient strategies amidst evolving market conditions and future challenges.
